The JLL team has improved decision making and risk management by applying their condition monitoring expertise to the client’s maintenance and asset lifecycle plans. A simple question from an OEM about end-of-life overhauls for a centrifugal chiller kicked off condition surveys that uncovered issues with bearing lubrication, oil analysis, VFDs, pump installation, work order management, corrosion, water chemistry and design for maintainability. The Reliability team expanded the surveys to additional client sites and this work will ultimately result in a strategy to manage risk on these legacy chillers.
