The University of North Carolina at Charlotte is seeking applications for a Maintenance & Operations Manager for the Facilities Management Department at the Dubois Center. This is a full-time, permanent staff position.

Purpose of the Position: Manages facilities maintenance, operations, custodial, and grounds services at the center. Directly supervises facility maintenance. Advocates for facilities projects as needed.

Salary: $65,435 -$74,000

Minimum Qualifications: Graduation from a technical college with a major in air conditioning, heating and refrigeration technology, industrial maintenance technology, or mechanical engineering technology and a minimum of four years progressive experience in facility maintenance; or an equivalent combination of education and experience.

Essential Job Duties: The Facility Maintenance Supervisor works for the Director of Maintenance Operations at UNC Charlotte main campus; generally supports the Director and Assistant Director of the Dubois Center with facilities maintenance and custodial work; and directly assists them with event support on a non-interference basis with assigned facilities management duties. Supervises the maintenance of all facility systems, including but not limited to HVAC, plumbing, electrical, fire protection and safety, elevators, access control, and building trades. Manages the custodial work of two shifts of building environmental staff. Advocates for Dubois Center facilities projects. Coordinates ground maintenance and landscaping activities as necessary. Manages contracts and contracted services. Ensures building systems operate according to designed sequences and specifications; maintains the building’s commissioned status. Ensures the use of reliability-centered maintenance, and conditions-based maintenance and maintains an effective preventive maintenance program. Performs the full range of HR duties including hiring, training, performance management, and discipline.

Preferred Qualifications: Graduation from a 2-year technical college in commercial HVAC, refrigeration, electrical, plumbing, or construction and a minimum of five years progressive experience in facilities maintenance; or an equivalent combination of technical education and experience. Possess knowledge of more than one trade or advanced knowledge in one trade applicable to the area supervised. Supervisory experience is desired. Experience managing custodial and grounds services. Experience managing contracts and contracted services. Prior work experience in higher education is preferred. Ability to effectively communicate the English language (reading, writing, interpretation, and comprehension) required. Proficiency using email, Microsoft Word and Excel, and a CMMS. Proven ability to foster teamwork. A valid driver’s license is required. Knowledge and experience with commercial facilities HVAC, plumbing, refrigeration, and electrical maintenance. Knowledge and experience maintaining and operating building systems to a commissioned status. Knowledge and experience with reliability-centered maintenance and condition-based maintenance. Experience with procurement and tool, equipment, and parts inventories.
