Ramesh Gulati, AEDC Best Practices Result in Reliability Book

Ramesh Gulati, asset management and reliability planning manager with ATA, has been called an “ambassador” for AEDC. That’s because everywhere he goes - both inside and outside the company - he tries to create a “reliability culture” and spread the word about how AEDC is building and designing reliability into all of its systems.

Gulati conducts Reliability-Centered Maintenance courses at AEDC and has authored a book, with contributions by Ricky Smith, “Maintenance and Reliability Best Practices,” published last year.

The Business Case For Reliability

"It's OK to get Excited about Maintenance" has been the introduction that I have given on every presentation related to maintenance, reliability, and asset management. Those presentations go on to say that the reason for this is the business case associated with doing it right. Asset Management initiatives have been documented to have Returns on Investment (ROI) ranging from 4:1 to 50:1. In fact, many organizations have found that a Total Equipment Asset Management (TEAM) initiative has proven to be the best investment that they have ever made in their facility.

Guaranteed Efficiency

Now that many more of us are looking at motor nameplate data, with emphasis on finding out what the efficiency is, what the heck is "Guaranteed Efficiency"?

Guaranteed minimum is another efficiency that is sometimes noted on a nameplate. This value is determined from a mathematical relationship that assumes the worst efficiency of any motor in a batch - used to determine the average (nominal) value - could have losses as much as 20% higher than the average. As a result, each nominal efficiency value would have a corresponding minimum efficiency value. You can view these values in Table 12-8 in NEMA MG-1.

Remember, when working with energy cost analysis programs not to confuse this with the Full Load Efficiency. You want to use Full Load Efficiency for your analysis.

Fluor New Venture in Qatar Wins Five-Year Maintenance Contract for Pearl Gas-to-Liquids Project

Fluor Corporation announced today that Qatar National Facilities Services, a new venture partly owned by Fluor, signed a major long-term maintenance and services contract with Qatar Shell Gas-to-Liquids Limited (QSGTL) for its Pearl Gas-to-Liquids (Pearl GTL) project in the industrial city of Ras Laffan, Qatar. The Pearl GTL project is being developed under a production sharing agreement with Qatar Petroleum. Following a competitive tendering process, the new contract was awarded to provide maintenance services for the utilities and gas-to-liquids process sections of the plant. The contract has a five-year duration and financial terms were not disclosed.

BOMA International Testifies Before Congress on Commercial Building Maintenance

The Building Owners and Managers Association (BOMA) International testified before Congress today on commercial building maintenance in a hearing titled “Capital Crisis Management: Maintaining Federal Real Estate with the Dwindling Federal Building Fund.” As the committee considers how to allocate funds for the maintenance of federal buildings managed by the U. You Want How Much Money?

The end of the year is near. If your maintenance operation is based around the calendar year, you may want to consider the following to prepare for the coming year.

Locking in Day-to-Day Defect Elimination

If your maintenance department spends more time fixing breakdowns than discovering and eliminating the causes of faults, you know you're on shaky ground. You wonder: how do others manage to

A Vision of Enterprise Reliability

Looking Into the Future of the Industry

by Dennis Belanger

What is the ultimate vision for enterprise reliability?  If you’re like me, occasionally you find yourself drifting off into a day dream.  One of the recurring day dreams I’ve been having for the last 10 years involves this question.  I often lapse into deep thought, pondering, “How is all of this reliability and maintenance stuff supposed to work?

Is Your Company Running Scared?

Fight or Flight Might Not Be Your Best Strategy

by Chris Colson and Timothy R. Weilbaker

Any time a market (or an entire economy) declines, there are certain behaviors that we can expect to observe in companies.  The specific actions we witness should come as no surprise to even the casual observer, especially since the actions taken by companies during tough financial periods are also observable in individual human behavior during times of great fear.  And what other emotion would be more fitting than fear when corporate revenue experiences a sustained decline?

‘Big M’ and the Performance Culture

Managing Maintenance for Production Reliability

by James Davis, PE, CMRP

About 30 years ago, the Plant Engineer of an ITT Rayonier paper mill in north Florida called me into his office and announced that, as a reward for a job well done, I was being given the position of Plant Maintenance Engineer.  This was a bit confusing at first, as I was a mechanical/civil Project Engineer at the time, in a 38 year old facility that had never had a Maintenance Engineer.

Reaching For The Top

Creating a New Partner with Reliability Centered Operations

by Paul R. Casto, CMRP

To optimize both maintenance risk and cost, the interrelationships between reliability, maintenance and operations must be considered and leveraged to capitalize on the strengths of each.  Reliability Centered Operations (RCO) is an approach that optimizes these relationships through the application of a maintenance strategy built from failure analysis that will yield more expansive and cost-effective risk reduction tasks.

Contract Maintenance or Not?

With few exceptions, most mills I visit ask me what I think of contract, or outsourcing, of maintenance. In this month's column I would like to elaborate on what kind of maintenance should or should not be contracted out and the reasons for choosing either option.

Defining Failures and Being Consistent

To identify when maintenance is required, we need to define failure. The traditional view was that as equipment gets older, it is more likely to fail. The old definition of failure is when the
