Ramesh Gulati, AEDC Best Practices Result in Reliability Book

Ramesh Gulati, asset management and reliability planning manager with ATA, has been called an “ambassador” for AEDC. That’s because everywhere he goes - both inside and outside the company - he tries to create a “reliability culture” and spread the word about how AEDC is building and designing reliability into all of its systems.

Gulati conducts Reliability-Centered Maintenance courses at AEDC and has authored a book, with contributions by Ricky Smith, “Maintenance and Reliability Best Practices,” published last year.

The Business Case For Reliability

"It's OK to get Excited about Maintenance" has been the introduction that I have given on every presentation related to maintenance, reliability, and asset management. Those presentations go on to say that the reason for this is the business case associated with doing it right. Asset Management initiatives have been documented to have Returns on Investment (ROI) ranging from 4:1 to 50:1. In fact, many organizations have found that a Total Equipment Asset Management (TEAM) initiative has proven to be the best investment that they have ever made in their facility.

Guaranteed Efficiency

Now that many more of us are looking at motor nameplate data, with emphasis on finding out what the efficiency is, what the heck is "Guaranteed Efficiency"?

Guaranteed minimum is another efficiency that is sometimes noted on a nameplate. This value is determined from a mathematical relationship that assumes the worst efficiency of any motor in a batch - used to determine the average (nominal) value - could have losses as much as 20% higher than the average. As a result, each nominal efficiency value would have a corresponding minimum efficiency value. You can view these values in Table 12-8 in NEMA MG-1.

Remember, when working with energy cost analysis programs not to confuse this with the Full Load Efficiency. You want to use Full Load Efficiency for your analysis.

Fluor New Venture in Qatar Wins Five-Year Maintenance Contract for Pearl Gas-to-Liquids Project

Fluor Corporation announced today that Qatar National Facilities Services, a new venture partly owned by Fluor, signed a major long-term maintenance and services contract with Qatar Shell Gas-to-Liquids Limited (QSGTL) for its Pearl Gas-to-Liquids (Pearl GTL) project in the industrial city of Ras Laffan, Qatar. The Pearl GTL project is being developed under a production sharing agreement with Qatar Petroleum. Following a competitive tendering process, the new contract was awarded to provide maintenance services for the utilities and gas-to-liquids process sections of the plant. The contract has a five-year duration and financial terms were not disclosed.

BOMA International Testifies Before Congress on Commercial Building Maintenance

The Building Owners and Managers Association (BOMA) International testified before Congress today on commercial building maintenance in a hearing titled “Capital Crisis Management: Maintaining Federal Real Estate with the Dwindling Federal Building Fund.” As the committee considers how to allocate funds for the maintenance of federal buildings managed by the U. S. General Services Administration (GSA), BOMA was called to testify on building maintenance best practices in private sector commercial buildings. Richard W. Greninger, managing partner, Carr Services, represented BOMA International before the hearing of the House Subcommittee on Economic Development, Public Buildings and Emergency Management of the Committee on Transportation and Infrastructure.
